What Is Specialist Disability Accommodation (SDA) Under the NDIS?
SDA is purpose-built NDIS-funded housing for participants with extreme functional impairment. It covers the home — not the support inside it. Most SDA participants also hold SIL funding, which covers their support workers. Participants contribute roughly 25% of DSP plus Rent Assistance toward rent.

Frequently Asked Questions — Specialist Disability Accommodation Perth (SDA)
SDA (Specialist Disability Accommodation) refers to the physical housing itself — the purpose-built home. SIL (Supported Independent Living) refers to the support workers who assist a participant within their home each day. These two funding streams are assessed and funded completely separately by the NDIS. A participant can hold both SDA and SIL funding simultaneously — SDA covers the home, SIL covers the support delivered inside it. Innovative Disability provides both, giving participants a seamlessly integrated housing and support solution.
SDA funding is paid directly from the NDIS to the registered SDA provider (your landlord), not to the participant. The funding level depends on the participant's approved design category, building type, and location. Participants contribute a reasonable rent from their own income — typically 25% of the Disability Support Pension plus Commonwealth Rent Assistance. This rent contribution covers their share of housing costs; the NDIS payment to the provider covers the additional accessibility costs above what standard housing would cost.
