How NDIS SDA Housing Works — Properties, Funding & Your Rent Contribution
SDA housing is purpose-built or significantly modified accommodation funded under the National Disability Insurance Scheme (NDIS) for participants with extreme functional impairment or very high support needs. Specifically, the NDIS pays an SDA subsidy directly to the registered property provider, covering specialist design and accessibility costs, separate from both the participant’s rent contribution and any SIL funding.
As an SDA tenant, participants pay a reasonable rent contribution, typically 25% of the Disability Support Pension plus 100% of Commonwealth Rent Assistance, making purpose-designed, high-quality homes genuinely affordable.
Participants with SIL funding can also access daily support within their SDA home, covering personal care, household routines, meals and overnight support.
